TTI IP&E – Europe has officially begun construction to expand its European Distribution Centre (EDC) and headquarters.
With a ground breaking ceremony, the project is now underway in Maisach-Gernlinden. Completion of the building exterior is scheduled for November 2026. Installation of the intralogistics and warehouse technology will then begin. Full completion of the EDC, including all building components and infrastructure, is planned for March 2028.
The expansion will double TTI’s footprint at the site, adding 51,000m² of space directly connected to the existing buildings. This includes approximately 30,000m² of new warehouse and logistics capacity and 6,000m² of additional office and administrative space. The project is backed by Invesco Real Estate, Munich, as investor and owner, and executed by BREMER Stuttgart GmbH as general contractor.

Advanced technology and ergonomic workspaces for greater customer satisfaction
The expanded EDC will feature state-of-the-art automation, including the world’s largest Autostore system built on a platform structure. This will enhance material flow efficiency and ensure faster, more reliable deliveries across Europe. The expansion will also create around 200 new ergonomic and modern jobs, adding to the current workforce of approximately 700 employees.
New office and meeting rooms: designed for collaboration and flexibility
As part of the EDC expansion, the upcoming office extension focuses heavily on teamwork, flexibility, and modern ways of working, including optimised use of the available office space. On the ground floor, employees will find new co-working areas intended to promote cross-functional collaboration and enhance team experience. The office concept on the ground floor is organised around dedicated zones for focused or quiet work and collaboration areas, allowing each employee to choose the environment that best suits their tasks. More meeting rooms and a new atrium will accommodate larger internal meetings and events with business partners. The capacity of the company cafeterias will also be increased to create an even more attractive place for lunch and socialising with colleagues.
Sustainability and long-term vision for the site
As part of the expansion project, great emphasis was placed on sustainability and environmental compatibility. In close cooperation with the municipality of Maisach, innovative solutions were developed, including the creation of environmental habitats and compensation areas. The new building areas are also aiming for DGNB certification at the ‘Gold’ standard. To support e-mobility, numerous electric charging stations are planned. Additionally, TTI intends to install a full-scale photovoltaic system on the rooftops, complemented by partial green roofing.
